Good morning. July is doing exactly what July does around here: sunshine, packed calendars, and a market that's finally giving buyers room to breathe. This week we're watching inventory keep climbing across King County, catching up on what the Xbox news out of Redmond actually means for the ground under our feet, and pointing you toward three of our favorite ways to spend the weekend. Let's get into it.

King County active listings, June 2026
Seattle King County REALTORS confirm that's up 16.9% from a year ago, and it didn't happen in one month. King County inventory climbed from 6,163 in April to 6,961 in May to 7,405 in June, three straight months of more homes hitting the market. Roughly one in six more houses to choose from than buyers had last summer.

Here's the part that matters: prices didn't fall off a cliff to get there. King County's median sale price actually ticked up 1.6% from May to June, landing at $889,000, even with all that new supply. More choice for buyers, without the bottom falling out for sellers. That's what a market finding its balance looks like.

Washington jobs cut in Microsoft's Xbox restructuring
GeekWire reports Microsoft's Xbox division confirmed a new round of cuts this week, and the WARN notice puts real numbers on it: 605 Washington jobs eliminated, 493 of those in Redmond, effective September 4. It's the kind of headline that's become familiar in this market, and we won't pretend it doesn't sting for the families affected.

Here's the ground truth from where we sit: the Eastside has absorbed bigger rounds than this before without a real price correction, and Microsoft's own statewide headcount is expected to hold steady near 52,000 despite the cuts. We're watching Redmond and Kirkland listing activity closely over the next few weeks to see if this shows up in showings or pricing. So far, it hasn't.

 

Plain English Take
Buyers have more homes to choose from than they've had in years, and sellers aren't getting punished for it, prices are holding. Rates are stubborn but stable. If you've been waiting for a sign to start looking or listing, this is about as balanced as this market has been in a while.

That's essentially flat versus last week, and near the center of a range that's held for six to seven weeks now, the highest levels in about 10 months.

Nationally, Redfin's most recent weekly data shows pending home sales ticking up week over week even with rates elevated, and the median U.S. sale price hit a record $408,838, up nearly 3% year over year. Buyers are still showing up despite the cost of borrowing.
